- The Property Management System (PMS) or Guest Management System (GMS) is a key software for the hotel industry.
- It allows to manage the entire hospitality process in the hotel.
Value proposition
- Exchange of information between the PMS/GMS and the Building Management System (BMS) provide advanced solutions to improve the energy efficiency in the rooms when the guest is not checked-in.
- It also allow to provide some information to the PMS like the temperature in the room, the status of the room,... to increase the operational efficiency of the staff.
Solution architecture
Example of a proposed architecture for an Hilton Hotel in the UK.

Main characteristics
Depending of the type of PMS used in the hotel, different types of gateways can be used.
Process :
- Room when not booked is in Economy Mode. Lighting are off and temperature is back to an Economy level (reduce difference between Internal & External temperature)
- When the room is checked-in through the PMS, the BMS is informed and automatically put the room in a Welcome Mode or Comfort Mode.
- When the room is checked-out, the BMS puts the room automatically back to the Economy level.
Depending of the needs, advanced fine tuning can be done based on real occupancy of the room (presence detection) or other inputs.
Economy of 3% of the HVAC bill can be done by reducing by 1 degree Celcius the temperature of the room.
